Cleveland and the inner ring — Old Brooklyn, West Park, Slavic Village, Collinwood, Euclid, Parma, Maple Heights, Garfield Heights, Lakewood and Cleveland Heights. This is our home county and most of what we buy is in it.

Summit & Portage Counties

Akron and the towns around it — Firestone Park, Kenmore, Goodyear Heights, Ellet, Cuyahoga Falls, Barberton, Tallmadge, Stow and Kent.

Market 03

Lorain & Medina Counties

Lorain, Elyria, Amherst, Sheffield Lake, Vermilion, North Ridgeville, Avon, Medina and Brunswick — out the western side of the county line.

Market 04

Stark, Mahoning & Trumbull Counties

Canton, Massillon, Alliance, Louisville, Youngstown, Boardman, Austintown and Warren. Lower price points and steady investor demand.

Almost every house in these counties fits. The one that does not is worth saying out loud.

A

Any condition

A roof at the end of its life, a furnace on its last winter, fire or water damage, a room that has been closed off since the ceiling came down, a house full to the walls. You fix nothing and clear nothing out — take what you want and leave the rest.

Any situation

A tenant who stopped paying, an estate still working through probate, back taxes or a lien, a violation letter or a point-of-sale repair list, a foreclosure date already on the calendar, an owner four states away. Tell us up front and it changes the number, not the answer.

Any date you pick

We can move about as fast as the title company can clear title, often ten to fourteen days. If you would rather have until the end of the school year, that works the same way. You choose the date and we hold to it.

When we are the wrong call

A house that is already updated, with nothing deferred and nobody putting a clock on you, belongs on the open market. A listing will beat our number there, and no cash offer is going to close that gap.

You will hear that from us on the first call rather than find it out later. And you do not have to go anywhere else for it: the people here are licensed in Ohio, so the listing can be handled through the brokerage those licenses sit under. That sale is the one where we are not the buyer at all, which is exactly why we will tell you when it applies.
