These come from owners we are already talking to — estates and probate, landlords who are done, point-of-sale repair lists, houses a retail buyer could not get financed.
Filtered, not forwarded
We have been in the house or on the phone with the owner. Condition, occupancy and the title situation come with it — not a photo and a number from three people down a chain.

Price and closing date are agreed with the seller before it reaches you. You deal with us, and with one set of terms.
